Roof Leak Water Damage

Unfortunately, the homeowner had not immediately recognized the tell tale signs of roof leak water damage and her garage, kitchen and master bedroom were all affected. Perhaps if she had been aware of the following interior and exterior signs of roof leak water damage, the damage would not have been as extensive.

The most obvious interior sign of a leaky roof would be a puddle on the floor. But aside from that, evident interior clues are water spots on the ceiling and walls. Moisture marks, brown, yellow, or grey stains, and peeling paint on walls and/or ceilings could all indicate a damaged, leaking roof. Keep in mind, however, that signs such as these can be hidden. If you suspect roof leak water damage, be sure to inspect any areas where the wall or ceiling may not be visible, such as behind furniture and appliances and inside closets and storage rooms. Also take a peek in your attic, where damp rafters or other moist areas could additionally point to roof leak water damage. Specifically check areas where the roof has been patched from inside the attic to see if patches have failed. And if you experience a sudden surge in energy costs, it could be a sign that your roof ventilation has been compromised.

A visual inspection of the exterior can also confirm a damaged roof. There could be signs in several outter portions of the home, including the roof, with specific clues depending on the type of roof. If the roof is made up of composition or wood shingles, curling, loss of granulation, splitting, mold, or decay can all indicate a problem. If the roof is flat, cracks, tears, multiple blisters and/or wrinkles, and obvious patches are all worth investigating. In addition, flashing, soffits and fascia, ridge vents, roofing cement, gutters and even chimneys can all reveal roof leak water damage.

Roof leak water damage can be a disaster, but it doesn’t have to be. If it is detected early, and the leak is repaired, restoration can be relatively quick and painless.
