We all store things in our garage- sports equipment, toys our kids have outgrown, a freezer full of fish, and the Christmas decorations we pull out for the holidays every year. Recently, a couple in Parkland, Florida discovered a huge mold problem that came as a result of a leak from their AC unit.

The mold remediation process in this case was quite extensive, beginning with water restoration and setting up airlock containment. Mold removal included tearing out baseboards, drywall, and insulation, sanding exposed framing, and decontaminating the concrete floor, walls and ceiling. In addition, the AC unit had to be repaired and cleaned, and HEPA vacuuming, HEPA filtration, and air scrubbers were utilized. Unaffected material had to be put in a storage facility, and the rest had to be cleaned and decontaminated where possible. The things that were not salvageable had to be disposed of properly.

Considering the above, we completely agree with the IICRC (Institute of Inspection Cleaning and Restoration Certification), which states that it is essential for a property owner to hire a certified professional for mold removal and remediation.

According to the IICRC, certified professionals have the training and experience to:

• Identify moisture sources
• Evaluate mold growth (visible or suspected)
• Contain damage to the smallest area possible
• Physically remove contamination
• Dry materials to ensure that mold will not return
• Perform or recommend procedures for returning property to a pre-loss condition
